Huerta Nueva - The New Garden

Huerta Nueva is predominantly a residential development within walking distance of the local village of Los Gallardos that is a traditional Spanish village with all the day-to-day amenities available including a weekly market.

Within a 10 to 15 minute drive you can be in the towns or beaches of Mojácar, Garrucha and Vera or up in the mountain village of Bédar. The A7/E15 is close by making travelling times to Almería, Murcia and Alicante airports 45, 80 and 120 minutes respectively.

Golfers have a varied selection of courses to choose from in the area including Cortijo Grande in the mountains, Marina Playa on the coast, the Arizona style course at Desert Springs and the Valle del Este with 4* Hotel & Spa just a few kilometres away.

Bowlers have the choice of clubs including The Indalo (on the Turre - Los Gallardos road), Miraflores (at Los Gallardos camping), Cabrerra and Mojácar.

Skiing in the morning and being on the beach in the afternoon is really possible with Sierra Nevada ski resort being only approximately 2½ hours away and in recent years has grown in popularity with some of the best snowfalls in Europe.

Walking, scuba-diving, paragliding, horse riding, tennis & padel, 10 pin bowling, karting and craft clubs are also available in the surrounding areas so there is always something that you can get involved with should you wish to.

Los Gallardos is a popular destination for Spanish and tourists alike for the annual Three Kings celebration and re-enactment in January and also the July fiesta. The village has received considerable funding to build a new health centre, school and sports facilities with a recently (April 2014) commenced 480,000€ Theatre building at the entrance to Huerta Nueva.

Huerta Nueva has a good working relationship with the Ayuntamiento (Town Hall) via its network of community Presidents and villa representatives. A positive community spirit exists and people are happy to help each other without living in each other’s pockets!

Together, with the Ayuntamiento’s part funding, residents are developing a lake area that is bringing wildlife to the area and providing a pleasant environment in which to live.

There are 8 developments on the Huerta Nueva urbanisation, each one with its own President, Statutes, Rules & Regulations.

When you purchase a property in a community you are also buying a percentage of the community and will have community fees to pay to maintain the communal areas. Annually there will be a General Meeting when budgets are set and any Comunidad matters will be discussed and voted on.

In addition to the 8 developments there are also independent villas and houses that are not part of communities and therefore free of Comunidad laws.

Aitana.

28 duplex style houses comprising of mainly 2 bedrooms and 1½ bathrooms although they were initially designed with 3 bedrooms.

Some of the properties face out on to the road and have private drives for off road parking whilst others face into the community gardens and swimming pool and have allocated off road parking spaces.

Los Azahares.

This is the second smallest development with just 16 apartments in 2 buildings with 8 properties in each and with a swimming pool and garden dividing them.

All of the apartments have 2 bedrooms and 2 bathrooms with the ground floor properties benefiting gardens to the front and to the rear while the first floor properties have a second floor room that can be used as a third bedroom or office and off this room there are two terraces taking in excellent views including Mojácar Pueblo and the mountains of Bedar.

Los Cerezos.

This is a low rise development of 41 bungalows with gardens, roof top solariums and an Almacén. An Almacén is a storeroom and in most cases these “storerooms” have been developed into bedrooms some with en suite bathrooms in them.

Bungalow designs vary with the smallest having 2 bedrooms and 1 bathroom downstairs and the larger ones having 3 bedrooms and 2 bathrooms.

Similar to other developments some properties are “road side” with private drives whilst others face “inwards” towards the communal pool and gardens. All of the internal properties have allocated parking.

Los Jacarandas.

This is the second largest development on Huerta Nueva with 72 properties comprised of 3 bedroom 2 bathroom apartments and 3 bedroom 2 bathroom bungalows. The apartments are either ground floor with garden and terraces or first floor with a terrace and a large roof top solarium.

The development has a central crescent shaped swimming pool and there is allocated underground parking.

Los Limoneros.

The first development to be built on Huerta Nueva and the smallest one with only 12 town houses configured in a line with 6 houses, communal swimming pool and gardens and then another 6 houses.

The properties have 3 bedrooms and 2½ bathrooms with an east facing garden at the front with private drives and west facing gardens to the rear.

Los Naranjos.

A total of 48 apartments set in two lines divided by an open central communal garden and swimming pool form this development.

The ground floor properties have 2 bedrooms and 2 bathrooms, covered terrace with some being enclosed to create a conservatory and further terraces and gardens. The first floor properties also have 2 bedrooms and 2 bathrooms and also a first floor room that can be utilised as an office or bedroom and a generous roof top solarium.

Allocated underground parking is included with these properties.

Los Olivos.

This is the largest development and was the last one to be built on Huerta Nueva.

The ground floor properties have 2 bedrooms and 2 bathrooms, covered terrace with some being enclosed to create a conservatory and further terraces and/or gardens. The first floor properties also have 2 bedrooms and 2 bathrooms and also a first floor room that can be utilised as an office or bedroom and a roof top solarium.

Depending on the orientation and location of the property it can have some or all of the following views including the Mediterranean, Mojácar Pueblo, Sierra Cabrera and Bédar.

Off road parking is included as are a large swimming pool and central communal gardens.

Los Rosales.

This is development of 52 duplexes comprising of 3 bedrooms, 2½ bathrooms and they all have gardens to the front and side and a roof top solarium.

Some properties are “road side” with private drives and others are internal with a walk way through the middle that gives access to the communal swimming pool and gardens and allocated off road parking for the inward facing properties.

Villas.

The villas are in three areas with the smallest one often referred to as “The Villa Triangle” where there are 12 detached properties of various designs, with and without swimming pools.

The other two villa areas comprise 60 plots with 48 properties constructed and are situated to the edge of Huerta Nueva. Similar to “The Villa Triangle” there are various designs, some single storey, some two storey; some have pools and under-builds and the views from each is equally as different.
